Airbnb's New Checkout Rules: What Denver Hosts Need to Know Before November 20
If your checkout instructions say "strip the beds" or "run the dishwasher," they need to change. For reservations booked on or after November 20, 2026, Airbnb won't let hosts require guests to do the cleaning.
The good news: Reset Ready Cleaners already handles all of it.
What's Changing
Hosts can no longer require guests to:
Strip beds
Wash and put away dishes
Start a load of laundry
Take trash off the property
You can still ask guests to put used dishes in the sink, gather towels, sort trash and recycling into indoor bins, turn off the AC or heat, and lock up. In areas with wildlife risk, you can also ask them to use bear-proof trash containers, which matters for foothill rentals near Boulder and Golden.
A few other rules come with it. Hosts can't add new requirements after booking through messages, signs, or in person. Host-imposed fines are generally off the table. Repeated violations can lead to warnings, flagged listings, or lower visibility in Airbnb search.
What It Means for Your Turnovers
Every task your guests used to help with now lands on your turnover. That means more time per clean, tighter same-day windows, and less room for a missed step that shows up in your next review.
We're With You Every Step of the Way
We sync with your booking calendar. Share your Airbnb or Vrbo calendar link with us and every checkout lands on our schedule as it's booked. Prefer to keep it simple? Send us your schedule directly and we'll handle the rest. Either way, no turnover slips through the cracks.
A full reset, every time. Beds stripped and remade, dishes washed and put away, trash removed. Your property is guest-ready no matter what the last guest left behind.
Local across the Denver metro. From Boulder to Cherry Creek to Littleton, we know Front Range rentals.
Fully Insured & Bonded. Your property is protected on every visit.
Flat-rate pricing. No surprises on your end, either.
Every booking gives back. Each job supports our charitable giving partnership.

Remove any host-imposed fines from your listing.
Lock in a turnover cleaner who handles the full reset.
